In this position, you will complete daily work orders, vacancy turns, assist in implementing maintenance plans and preparing units for annual inspection while adhering to Uniform Physical Condition Standards. You will also perform a variety of semi-skilled maintenance work on the interior and exteriors of units, including but not limited to, carpentry, appliance repair, plumbing, electrical and painting. In addition, you will maintain and ensure property grounds, garbage container areas, hallways and parking lots are clean and orderly while providing effective customer service to residents and the public. 

The ideal candidate for this position will have at least two years of semi-skilled building/facility maintenance, multifamily or other related experience and a High School diploma or GED. This position also requires possession and maintenance of a valid California Driver’s License and may require living on-site.

While performing the duties of this job, the employee frequently works out of doors, meaning he or she will be exposed to all weather conditions, including rain, extreme heat and cold temperatures. The employee will operate a motor vehicle on a daily basis and drive the vehicle to and from housing sites. Also must be able to frequently walk, stand, reach with hands and arms, reach above shoulder, climb or balance, stoop, kneel, crouch and use hands to finger, handle, or feel. The employee is occasionally required to sit, maintain a stationary position, operate computers and other office equipment, move about the office, attend onsite and offsite meetings. The employee must be able to accurately exchange information in person, in writing and via e-mail and telephone. The employee must frequently lift, push, pull and/or move up to 50 pounds and occasionally lift, push, pull and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Work is performed primarily in both indoor and outdoor environments with exposure to dirt and dust, noise, fumes and orders, darkness or poor lighting in performing maintenance work. Incumbent(s) frequently use power and hand tools and machinery and requires bending, lifting, kneeling, climbing as well as working on ladders and tight spaces. Work may occasionally expose incumbent to electrical, chemical and mechanical hazards natural to maintenance work performed.
